
Structural
engineer Aromin & Sy has worked very closely with Ayala Land Premier from the inception of the project, ensuring the structural
integrity of the groundbreaking development in Makati City.
The foundations of The Residences at Greenbelt’s initial two towers— the Laguna and the San Lorenzo— currently
under construction and on track for turnover in the very near future, are set at 13 to 18 meters below the ground. The site,
on which The Residences at Greenbelt stands, consists of solid
adobe bedrock, as confirmed by numerous soil tests conducted in the area. This was reconfirmed by Aromin & Sy and geotechnical
consultant Dr. Salvador Reyes.
As The Residences at Greenbelt
proceeds full steam ahead with its scheduled completion and turnover, Ayala Land Premier has brought in one of the world’s
most respected structural consulting firms to fortify the project’s reliability and give assurance to unit owners that
their dream of high life comes ever more close to reality.
Magnusson Klemencic Associates, Inc. (MKA), an 82-year-old
company with projects in 46 states and 40 countries, has engineered some of the most significant structural and civil engineering
projects in the world. MKA President Ron Klemencic is chairman of the Tall Buildings Council, an international organization
established to facilitate professional exchanges among all those involved in all aspects of the planning, design, construction
and operation of tall buildings. MKA has been part of the conceptualization of The Residences from the very beginning.
Its principal, Larry G. Karlson, visited the site last March 27, 2007 and noted that any ground or clay soil
layer movements within the immediate vicinity of the project site, though technically no longer even within the scope of responsibility
or property of Ayala Land Premier, are negligible and have no effect at all on the structural soundness of The Residences
at Greenbelt.
“In the construction of both towers, Ayala Land Premier had to go much, much deeper by another
11 to 14 meters because they had three to four basement levels. The last level was resting on the bedrock. And the quality
of the bedrock is sufficient to carry the load,” Karlson explained.
Many countries do not have bedrocks. And
even in the Philippines, the quality of
bedrock changes from one area to the other. According to Karlson, Ayala Land Premier is most fortunate to have secured a property
site that naturally possesses very hard and stable bedrock. “The location of The Residences is definitely ideal for
high-rise projects,” he emphasized.
